One of the best subdivisions in Davao that is close to my heart is Monteritz Classic Estates. I love its community, the ambiance and its location.
For those who have never been inside Monteritz, they think that this is just the subdivision with the row of high end townhouses along Diversion road. But no, that’s just the icing on the cake, so to speak.
Let me tell you why..

Most lot sizes range from 300sqm to 500sqm. This gives each homeowner a bigger space to breathe in. Unlike most subdivisions in Davao, it does not feel suffocating. And most importantly, you cannot hear your neighbors. 🙂

Update on Monteritz Lot Prices:
Cheapest on my list as of July 2014 is Php7,500.00 per sqm. Net of expenses. Meaning, buyers pay for all the expenses in transferring the title to their name.
Developer prices: P9k to Php13k per sqm. 20% downpayment. The balance is payable through bank financing for a maximum of 15 years term.
